Your Exterior Maintenance Vendor for Multi-Property Portfolios
Property management pressure washing is a different purchase from a one-off. You are appointing a vendor who will be on your properties every month for the next several years, whose insurance sits behind your owner’s, and whose conduct on site becomes your problem when a tenant complains or an inspector shows up.
Crown Pressure Washing has been doing work in the metro Atlanta since 2008. Roughly forty commercial properties are on recurring schedules with us right now. Most of them came from a manager who was tired of chasing a different contractor for every building.
One agreement for your portfolio
Managing eleven properties through eleven vendors is a job nobody budgeted for. Crown Pressure Washing covers a portfolio under a single agreement, on one schedule, invoiced the way your accounting team needs to receive it.
You call Crown Pressure Washing at one number. When something goes wrong on a Tuesday afternoon, the answer does not begin with working out which contractor had that site. Scope is written with the frequency attached, so you know exactly what was agreed and what it costs before anyone pulls onto the property.
Agreements run on auto-renew with a CPI escalator. Your budget stays predictable and nobody has to rebid a working relationship every twelve months.

What you get before the first crew arrives
Two million dollars in general liability. Four hot water rigs and a crew that has worked commercial sites for years rather than a seasonal hire holding a wand for the first time.
Crown Pressure Washing is veteran owned. That matters to the corporate real estate groups and national facility programs that track supplier diversity, and it is documented where those systems can see it.
Before and after documentation goes to the manager after every visit, so proof of service does not require a drive across town.
We work when your tenants are not there
Tenant disruption is the reason most managers defer this work, and it should not be. Crews run overnight and in the early morning window before stores open. On larger lots we phase the work section by section so the property never fully closes. Retail centers are finished before the first employee arrives.
Wash water is contained, and that protects you
Gwinnett County’s ordinance states that a person must not allow others under their control to discharge a pollutant into a storm drain. A vendor you hired and scheduled is operating under your control. If their runoff reaches an inlet, the exposure does not stop with them.
Crown Pressure Washing protects drains before water moves, recovers and filters wash water, and documents disposal. If your current contractor cannot explain their method, that is worth a conversation before the next service date.
What we clean
Sidewalks, entryways and storefront concrete. Parking lots and parking decks. Building exteriors on brick, stucco and EIFS at low pressure. Service entrances and grease zones at restaurants. Loading dock aprons and trailer pads at warehouses. Awnings and canopies. If it is outside the building and a tenant can see it, we clean it.
Frequency depends on the asset. Retail sidewalks usually run quarterly. Grease zones need monthly attention. Building exteriors are annual for most properties. We recommend a cadence per surface during the walk rather than selling you a package.
How a bid works
Send the property address, or the whole list if there is more than one. We walk the site, measure it, and return an itemized scope pricing each surface and each frequency separately, so you can adjust before you sign rather than after. There is no charge for the walk and no obligation attached to the bid.
Portfolio pricing works differently from single site pricing. If you manage more than one property, that difference is usually worth the conversation on its own.
Which properties this suits
Multi-tenant retail and shopping centers, where the sidewalk is the first thing a shopper judges. Office parks and medical buildings where the entrance and the deck carry the impression. Apartment communities and HOAs with breezeways, walkways and garages on annual cycles. Industrial and distribution property around the Savannah port corridor and along the metro Atlanta freight routes.
Single buildings are welcome. The economics simply work better across a portfolio, because a crew already scheduled in Lawrenceville costs less to route to a second property that afternoon than to mobilize on its own.
Where we work
Metro Atlanta coverage runs from Snellville and Lawrenceville out through Duluth, Suwanee and Norcross, north to Alpharetta and Johns Creek, west into Marietta and Kennesaw, and into the city. On the coast we serve Savannah and Chatham County, including the distribution parks around Pooler. If you manage property in both markets, one agreement covers both.
